The reason these two weekends matter has nothing to do with the number three. It is that the Monday is free. Nobody has to ask a manager, nobody has to spend a vacation day they were saving, and the trip that usually dies in the group chat over scheduling suddenly has a date everyone can make. What each group does with that free Monday is where things diverge. Some drive up Friday and home Monday. Some take Friday off too and make it four nights. Some arrive Wednesday and stay through Tuesday, because once the house is booked and the group is together, the marginal cost of two more nights is the smallest expense of the whole trip.

Why these two windows fill before the rest of the season
A normal ski weekend competes with everything else in a group’s life. Somebody has a wedding, somebody has a kid’s tournament, somebody cannot get Friday off. A federal holiday Monday removes the one objection that kills most winter plans, which is exactly why every other group in the Northeast is circling the same dates.
Three forces stack up. School districts across New Jersey, New York, and eastern Pennsylvania are closed that Monday, so family groups and friend groups are shopping the same inventory at the same time. The free day lets people build a longer trip without touching their PTO balance, which pushes demand across the surrounding weekdays too, not just the weekend itself. And January and February are the deepest part of the season in the Pocono Mountains, so the risk of showing up to a thin mountain is at its lowest point of the year.
That last piece is the one groups underestimate. When the holiday Monday pulls demand in, it pulls in the days on either side of it as well. A house that is open Friday through Monday may already be committed Tuesday and Wednesday to a group that extended, which means the flexible stay you wanted gets harder to assemble the longer you wait.
Decide your length of stay before you shop
This is the step most groups skip, and it is the one that determines whether you get the house you want. Homes for 10 or more have minimum stay rules over holiday periods, and the calendar fills in blocks rather than single nights. Going in knowing whether you want three nights, four, or a full week saves you from falling for a house you cannot actually hold for your dates.
A few common shapes, none more correct than another:
Friday to Monday. The standard version. Two full days on the mountain, a slow Monday morning, home by afternoon. Nobody takes a day off.
Thursday to Monday. One PTO day buys a quieter Friday on the hill before the holiday crowd arrives. For groups that actually want to ski rather than socialize, this is often the best value in the season.
Friday to Tuesday or Wednesday. The back half of the week after a holiday is the calmest skiing of the month. If part of the group works remotely, the house becomes an office for a day or two and the trip stretches without anyone burning leave.
A full week around the holiday. Larger multi-household groups often do this, splitting the cost across more nights and letting people arrive and leave on different days. It requires a house with enough separate space that arrivals and departures do not disrupt everyone else.

What to prioritize in the house
Proximity to the mountain. Lake Harmony is a great anchor for a Jack Frost/Big Boulder getaway. With it’s close proximity, you’ll enjoy that short 20-minute drive versus having to drive much longer.
Somewhere to put wet gear. This is the detail nobody thinks about until they are living with it. Fourteen pairs of boots, fourteen jackets, and a pile of gloves have to go somewhere that is not the kitchen floor, and they have to dry overnight, every night. A mudroom or a real entry area is worth more on a ski trip than almost any other feature in the house.
A hot tub that is ready when you get back. Everybody advertises a hot tub. The question is whether it is running, clean, and at temperature at four in the afternoon in January. In-house laundry. On a Friday-to-Monday trip this is optional. On anything longer it is not, because base layers do not last four days and nobody wants to find a laundromat in Albrightsville on a Sunday.
Enough bathrooms and a second living space. Twelve people and two bathrooms is a bad morning. En suite baths solve the queue. A game room or second gathering space solves the evening, and on a longer stay it solves the day when half the group skips the mountain.

A booking timeline for these two dates
Now through early November. Lock MLK weekend. It is the first holiday window of the season and it fills earliest, partly because it doubles as the trip people use to start the year. Get a firm headcount and a firm arrival and departure date from the group, then reserve.
November through early December. Lock Presidents Day. It sits deeper in the season and holds slightly longer, but by late December the homes that fit 15 or more are mostly committed, and the extended stays around the holiday are gone before the holiday itself.

One week out. Sort the food plan, the driving plan, and who is arriving when.
