If you are planning a guys’ trip to the Poconos for a group of 8 to 14, the house matters more than the itinerary. Here is what to look for: a bathroom for every three or four guys, two refrigerators, one room big enough for everyone to watch the same game, a hot tub that actually works, a game room with a real pool table, parking for four or more vehicles, and a location within 15 minutes of a golf course or a chairlift.
That is the whole answer. The rest of this post explains why each one of those is on the list, because most guys’ trips get derailed by the same four or five things, and every one of them is a house problem rather than a plan problem.

Count bathrooms, not bedrooms
Every listing leads with how many people it sleeps. That number is close to useless for a guys’ trip.
Twelve guys who all played golf in 90-degree heat need to shower in the same 45-minute window before dinner. Twelve guys sharing two bathrooms means the last man is eating cold food. The ratio to look for is one full bath per three or four people, and en suite baths are worth more than an extra bedroom.
The related question nobody asks: how many of those beds are actual beds. A house that sleeps 14 by putting four guys on pull-outs in the living room is a house that sleeps 10. Ask for the bed configuration in writing before you commit.
Here is the counterintuitive move. A group of 12 is better off in a home built for 24 than in a home built for 14. You are not paying for 24 people, you are paying for nobody sleeping on a couch, no bathroom line, and no arguing about who got the good room. Pier Pressure sleeps 22 on the lakefront. Wet Yeti sleeps 32 and has two full kitchens. Put a dozen guys in either one and the logistics disappear.
Two refrigerators, or you have a problem
This sounds like a small thing. It is not.
A guys’ trip runs on beer, ice, steaks, and whatever six people brought without coordinating. One refrigerator holds the beer or it holds the food. It does not hold both, and by Saturday morning somebody has moved the ribs to the garage.
Two refrigerators are the single most quietly important amenity on the list. We build our homes with dual appliances because feeding a large group is a logistics problem, not a cooking problem. Ask specifically. A refrigerator plus a mini fridge in the game room is not the same thing as two full-size refrigerators.
While you are asking: check whether the kitchen is adequately stocked. Most groups cook at least half their meals, partly to save money and mostly because nobody wants to move 12 people to a restaurant twice a day. A chef’s kitchen with sharp knives, enough pans to cook for a dozen, and a griddle that can do 24 eggs at once changes the trip. A kitchen with four plates and a single skillet is a trip to the grocery store followed by a trip to the hardware store.
One room where all 12 of you can sit
Ask how many people can watch the same screen at the same time, and how many can sit on actual furniture while doing it.
You want big sectionals, oversized furniture, a large-screen TV, and enough sightlines that nobody is watching the game from the kitchen doorway. If the main living room seats eight and you brought 12, you have effectively split your group into two rooms for the whole weekend.
Multiple gathering spaces help too, but for different reasons. One big room for the game, a second space for the guys who want to talk, and a game room for whoever is still up at midnight.
Ask whether the hot tub works
Every home in our portfolio has a hot tub, a fire pit, and a game room. That is the baseline, not the selling point. The selling point is whether any of it functions when you arrive.
This is where most vacation rentals quietly fail a guys’ trip. A hot tub with unbalanced chemicals is a decoration. An empty propane tank on a Friday night with 12 guys and a grill full of steaks is a genuinely bad evening. A pool table with a torn cloth and no cue chalk is a piece of furniture.
Our answer to this is a full-time, year-round maintenance crew that lives in the area rather than on-call contractors. Every home gets a multi-point inspection before every check-in, which covers every burner and every hot tub jet. Propane is filled and firewood is stacked before you pull in. If something breaks at 10 p.m., a local employee responds.
Whoever you rent from, ask two questions. Who inspects the house before we arrive, and who answers the phone at 10 p.m. on a Saturday? The answers tell you most of what you need to know.
Look at what is actually in the game room
“Game room” covers a lot of ground, from a real setup to a dartboard in a basement.
For a group of guys, the things that get used are a full-size pool table, a poker table, darts, and a large screen. If the trip has any chance of running late, a game room that is not directly below a bedroom is worth asking about. Some homes also add a sauna, which can be a welcome amenity after a day on the slopes or the links.
Parking, which nobody thinks about until Friday night
Twelve guys arrive in four or five cars, and at least one of them is loaded with golf clubs or skis. Ask how many vehicles fit in the driveway, and whether overflow parking means the road.
This is a small question that turns into a real problem at 9 p.m. in a residential community with winter parking rules.
Where the house sits relative to what you came for
The right house in the wrong place still means an hour in the car every morning. Here is what sits within a short drive of Lake Harmony.
Golf
Split Rock Golf Club is in Lake Harmony itself, 27 holes open to the public, with a pro shop, footgolf, and the Sunset Green restaurant upstairs in the clubhouse. The North Course runs to 7,150 yards from the tips.
Jack Frost National is about 10 minutes away in Blakeslee, sitting at 2,000 feet on Jack Frost Mountain. Terry LaGree designed it in 2007 as a par 72 at 7,256 yards from the back tees, with wide fairways, marked target zones, and no blind shots, which matters when your group’s handicaps range from 6 to 26. It hosts outings and tournaments, has an outdoor pavilion, and runs beverage carts.
For 2026, Jack Frost National posts in-season rates of $65 Monday through Thursday and $95 Friday through Sunday and holidays, cart included. Twilight after 4 p.m. drops to $39 on weekdays. For a group of eight looking to play two rounds in a weekend, a Thursday morning and a Friday twilight is the value play. Rates are subject to change, so confirm when you book the tee times.

Skiing and snowboarding
Jack Frost Big Boulder is two separate mountains minutes from Lake Harmony, both operated by Vail Resorts and both on the Epic Pass. Big Boulder has 18 trails and Jack Frost has 20, with night skiing and snowmaking at both. Big Boulder has been positioned as the learning hill in recent seasons, so a group of solid skiers will want Jack Frost for terrain.
One note if you are planning a winter trip: snow tubing at Big Boulder was closed for the 2025-2026 season. Check the resort’s current status before you build a day around it.
The Lehigh River
Class I to III whitewater runs the 15-mile stretch from the Francis E. Walter Dam through Lehigh Gorge State Park and past Jim Thorpe, about 25 minutes from Lake Harmony on Route 903.
Worth understanding how this works, because it is widely misunderstood. The U.S. Army Corps of Engineers runs a scheduled release program at the dam, and outfitters build their bigger-water trips around those dates. Outfitters do not control the releases. They also run trips outside them, because the river carries natural flow year-round.
August is the heaviest release month on the published 2026 calendar, with dam release weekends listed for August 1 and 2, August 8 and 9, August 15 and 16, August 22 and 23, and August 29 and 30, plus September 5 and 6. Release weekends fill early and dates can shift, so call the outfitter directly. Several run group pricing.
Paintball
Skirmish in Albrightsville is four miles from Lake Harmony across 750 acres with more than 50 fields, and it is built for exactly this kind of group. Groups of 20 or more get a private field. They run a dedicated bachelor party package, and rental gear means nobody needs to own anything.
Bars and late food
Shenanigans in Lake Harmony runs to 1 a.m. Friday and Saturday with karaoke at 9 p.m. and a DJ downstairs in Boomers, and the kitchen stays open late. Forty wings run $44, which is the correct order for a group of 12.
Boulder View Tavern on Big Boulder Lake has weekday happy hour from 5 to 7 p.m. at the bar with dollar-off drafts and half-price appetizers. It also sells party trays for pickup, sized at roughly 20 people per full tray, which is the move if the group would rather eat at the house than get everyone into cars.
Jim Thorpe is 25 minutes out and has several bars and live music venues within walking distance.
Fishing
If fishing is on the list, a Pennsylvania fishing license is required for anyone 16 and older, residents and visitors alike. You can buy one online at HuntFish.PA.gov, and digital proof on your phone is accepted. Fishing for trout requires a separate trout permit on top of the license, so add it at checkout if trout are the plan.
Five questions to ask before you commit
Ask these of any rental company, including us.
- What is the maximum occupancy, and is it enforced? Do not guess. A house that sleeps 22 may have a lower occupancy limit than the bed count suggests.
- What is the policy on gatherings and quiet hours? If the group is a bachelor party, say so up front. It is a much better conversation before the trip than during it.
- What is the bed configuration, room by room? Real beds versus sofa beds, and how many bathrooms are en suite.
- Are there two full-size refrigerators? And is there a second kitchen or a second dishwasher.
- Who do we call at 10 p.m. if the hot tub goes down? A person who lives nearby, or a ticket in a queue.
