Snowcap sleeps 22 across seven bedrooms and a loft in a three-story Lake Harmony home purpose-built for groups that need real space to spread across. The number that earns your attention first is 720 square feet of deck running across the back of the house; room enough for the hot tub, the Weber grill, and an outdoor gas fireplace with chairs pulled around it, and still space left over. Walk out there on arrival and you understand the floor plan before you have seen the inside: this house is built to hold a crowd without compressing everyone into the same room. Three stories, a loft, 3,200 square feet, seven bedrooms distributed across four levels so the morning people and the late-night people can coexist without coordinating.

The Heart of the Home

The main living level runs kitchen, dining, and living in a single open stretch so the people cooking stay connected to the group instead of disappearing into a separate room. The chef's kitchen handles the volume a group of 22 actually creates. The dining area seats the full group at one table; the living area is anchored by a gas fireplace with plush seating and a flat-screen TV. The whole-house sound system means the music follows you from the kitchen out to the deck without anyone relocating a speaker. Downstairs, a second living space holds a full-size pool table and its own seating zone; two separate groups can occupy the house at the same time without negotiating the TV schedule.

Outdoor Living

At 720 square feet, the deck is not a deck in the way most rental listings mean it. It is a full outdoor room: the outdoor gas fireplace pulls people in after dark, the Weber handles group dinners, the hot tub sits off to one side, and there is still enough open space for chairs. Below, the covered patio gives the group a second outdoor zone that works in the rain or as an afternoon shaded space when the sun is on the deck. In winter, Big Boulder Ski Resort is a seven-minute drive; the lit slopes are visible after dark from the deck.

• Ski or snowboard: Big Boulder Ski Resort is a 7-minute drive (2.4 miles); close enough for a morning-only ski day that still leaves the afternoon for the hot tub and deck fireplace.
• Indoor backup plan: H2OOooh! Indoor Waterpark is a 5-minute drive (1.6 miles); year-round and the right call when the weather turns on you.
• Easy nature for all ages: Thomas Darling Preserve is a 15-minute drive (about 9 miles); flat accessible trails that work for grandparents and toddlers in the same group.
• Boulder Field: Hickory Run State Park is a 25-minute drive (about 10 miles); a sea of glacial boulders that earns its reputation as a day trip.
